Hi Adelaide,For STR - you are going to get most of your business from all the sports events -- racing - Indy 500, football -Colts, NBA - Pacers, WNBA - Fever (Caitlyn Clark), We just hosted the Olympics swim trials, other events include Big Ten Championships, NCAA tournaments (NCAA headquarters here), and the Combine (recruitment for NFL).We also have a pretty busy convention center -- not huge like Vegas or Orlando, but it is solidly booked year round with events like ComiCon, GenCon, Firefighters Association, Future Farmers of America, Candy Expo, and various others.For MTR, you are looking mostly at traveling nurses and medical personnel, you also may get contract workers for the larger corporations like Lilly, Sales Force, or Rolls Royce.Happy to hop on a call and discuss further.

We are now at a place where there are Sponsors who are raising capital to compete for these institutional level assets but rather than filling the capital stack with these sophisticated larger check writers, they are raising the capital in smaller increments.

I wouldn't worry about squatters, it definitely happens, but I don't think Cleveland is uniquely worse than other larger cities, and there's a lot of steps you can take to help prevent this problem if you have a vacant property or something that's getting worked on or you're waiting to rent out.

I understand that you are attracted to the Denver and Boulder area and I would be curious to know if you have planned for the additional costs of living in these areas including the large(r) mortgage payment you may be taking on when financing 95% of the purchase price?
