You can get all the training for free on the internet, and probably more than any brokerage is currently teaching.

Combine this with the smaller overall market and your pool of motivated sellers is smaller.Canadians seem conditioned to use real estate agents.  

Then net out the utilities, cable, internet, vacancy, furniture cost, etc..
