Nonetheless, many will not mind, but these are the folks you need to be careful about, as there's a good chance they will be somewhat "inferior" tenants.

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

By knowing about the various loans, mixing with community groups, and looking into other money ways, folks can do well in property investment.

Now you get all these gurus trying to sell the sizzle like folks are going to end up with pretty homes for 5k each  total BS. 

I am sure a management company would know local laws regarding STR and have those stipulated in the lease for protection against the arbitrage folks.

Are there any neighborhoods which folks would recommend for a passive, newbie, out-of-state investor, to invest in ? 

You'll typically see them partnered with traditional Self Storage - meaning those Facilities offering Storage Units for folks to store their household treasures AND on-site parking spaces for Boats, RV's, company trucks, etc.
