You'll either drive them deeper underground or they'll spook, the property will be converted to something decent, and then we'll have more homeless and people on government subsidies.It will be as successful as the war on drugs, war on poverty, and war on homelessness.

All good advice above^^^^^^^^^Here are my initial thoughts on this.What is your next biggest town, is it a place that eats people up and spits them out full of homeless in the streets, or is it a nice inviting warm fun place, where you feel like you will fit right in.How far away in minutes is it from your home base now...30 minutes, 90 minutes ,6 hours.Can you have a better lifestyle in your present place, hot tub, BBQ Grill and picknick table in the backyard for parties with friends, and the other place you will have to live in a 300 sq foot efficiency high rise and muggers waiting outside to clobber you over the head?

If I pass someone on the street who is homeless, I'll hand them any food I have with me, a bottle of water, clothing, etc.- Add value to others - I spend about 1-2 hours per day on BP, FB, IG, phone, text, email JUST sharing any information I have on RE to folks who are NOT looking for my services.

After 30 years in NYC as a broker/investor, I can tell you that if a tenant is professional and uses all the excuses the court permits, a landlord could be looking at YEARS, not months, before they can get the tenant out.IMHO, the City does not want any more homeless folks or people going onto the City's already stretched subsidized-housing roles.

I first plan to give every homeless human being a home that cannot be sold for less unless another one is being moved into.
