The small things like putting away the fly swatter in the first photo or having an actual photo the front of the home (not just a screenshot of google street view) will make your listing look much more professional.

@Karl - I'm assuming you were hiring people to clean upon move out for you, and not flying back? 

I would love to do one in a lower priced market in the Midwest but don't want to deal with coordinating with contractors for rehab, flying out to look at properties, etc, so far away.

If you think you can get it done just on a conventional loan, then consult with your loan officer being honest with full disclosure of what needs to be done, they can even consult with underwriting ahead of time and let you know if the loan will fly as a conventional loan.Be the solution provider and because of it you will be the winning bidder.

I'm flying in from the East Bay where I live here but am also seriously considering a move to TX (DFW most likely) so I'll have to hear your experience with that. 

That wouldn't fly with your taxpayer self (or any of the rest of us).
