We haven't been in a short sale environment in at least five years, and probably more, on any level outside of some small blighted neighborhood or over speculated concentrated area. if you can earn a living on short sales in this environment, good for you.

Here in GA it is a cash sale at the courthouse steps.With all the guru's and TV shows pushing "flip this house" and " a million mistakes were made and we still made money " newbies feel like they can't lose trying their hand at this stuff.In the entry levels flips new investors are overbidding due to lack of experience, construction materials are rising in cost, and contractors are in big demand so they are gouging on what they charge.

Keep in mind that when I start doing BRRRR loan in Detroit in 2002 through 2006. these same houses that I was funding were appraising for 140 to 160k.. then they fell through the floor down to 10 20 30k now they are at 50 to 60 plus rehab.. still have not gotten back to 2004 levels ..

What you would normally repair on one house, another house same repairs the owner flips out and cries you're spending their money.When we get tenants who get carried away with repair requests (like 1-2 a month is ridiculous IMO) we usually get on the phone with them, level with them and then tell them we can find a replacement in that apartment since they feel its so bad.
