As part of the renovation, all of these were remedied however the violations were not cleared as I suspect the renos were done without the full permitting.The purchase agreement had a requirement to clear the violations prior to sale but the Seller and I agreed a fairly substantial seller credit to clear the violations as it was recognized there were risks around the renovation work and potential non compliance with permits that I may have to remedy.

Even if the door seems to be locked, it the bolt did not go back smoothly, it will be reported as jammed.We got our first smart lock fairly early-on and it jammed constantly, causing us to have to change the batteries much too often.

Is it fair to assume that hypothetical three neighboring vacant lots (1st totally flat = fully usable, 2nd - 50%-50%, 3rd = only 10% can be developed), with a similar acreage, should fall under different tax rates?

Second, the brokers who perform these are often brokers with a lot of time on their hands, so the pool of brokers are the LEAST successful and newest brokersThird, the brokers are not educated in the proper METHODOLOGY to perform a valuation.Look, if you as a broker run some comps where the subject property is a SFR in a “cookie cutter” subdivision and the subjects age, style, amenities, condition, are similar to the comps being used, you’ve got a fair shot at a pretty accurate valuation.
