ok so i checked it out the page that you provided isnt their web site its a squeeze page which is geared towards getting you to sign up by offering to give you a free e book which in turn gives them your contact info which adds u to their buyers list or private money lending list and all that depends on the page it self you might want to look in to doing more research on them of course so always do your due diligence when ever you deal with any one 

Either way you can’t  predict those dynamics and purchase and sale transactions in my opinion should put a lot more weight on price.

But now that I've found the BP calculators, I'm in love...and so is my financial planner, if for no other reason, it takes some of the weight of telling me "No" off of him because I can see for myself that it's a bad deal. 

Would it be better to add in clauses to the lease or would an addendum signed by the tenant hold the same weight.

It might sound expensive but this is off the books money and that carrys a lot of weight to me, not having my credit dinged or showing a brand new loan on my credit report bringing the score down when i go to finance it long term is a huge help if your financing in your own name.

Income is reported on the appropriate schedule (usually C or E) of the owner's Form 1040.Partnerships DO file an annual report of income on Form 1065.

I was just thinking that *any* interest paid on a mortgage secured by rental properties was deductible on schedule E, but sounds like that is not the case.
