For the first time painting with new turnovers I go in and apply one or two coats of kilz followed up by what I mentioned above.Here is the breakdown:Ceiling - Diamond Ceiling white for $19.99.Wall - CalPro2000 eggshell pastel base for $16.99 gallon when I buy 5.Trim - CalPro2000 superhide white for $22.99.I stopped buying paint at HD or Lowes years ago after some bad experiences.I will have to try the Kilz pro x stuff one of these times.

The place is very slowly creeping upward in price and with places like the diamond Mills's and the entire downtown area it may finally get over the hump.

BUT to me, many Investors miss the real diamonds because they are not shining right now.There are definitely areas in Brooklyn (I don't know much about the other areas) that have future Rent Appreciation.

@Zach Diamond, if one system malfunctions and needs to be replaced you're essentially screwed.

"Entrepreneur" is not better or worse than "Investor", just more precise terminology.The asset could be cars, diamonds, construction materials, or any other commodity held in inventory.

If a diamond is at peak performance and low caprate is it worth more/less than something with upside at a higher CapRate?
