If you actually paid attention here instead of trolling with one liners, you would see some of the  stories about these types of transactions to include tenants placing cement in the sewer lines, frying a breaker box, destroying interiors and much more.

Hi Jim, Just some of my random thoughts.What you would do and what I would do are probably not for similar reasons, although the results might be the same.Multi-family is my passion, (not real estate), it's the structures I like, and housing people, and the interior refurbishments, and I am congruent with this 100%.Real state is a bigger definition, does it excite you to own a big warehouse with semi-truck docks and big yellow painted parking bollards, or to NNN lease to a Grocery store, or to own the building that several doctors and dentists practice in?

You can typically change jobs and still qualify as long as you're in the same type of job (e.g. cement truck driver to delivery truck driver) and most markets are screaming for employees.
