WE researched several charities and found the real estate with causes charity that supports several of the charities that are close to mine and my husband’s heart.

He tried to fix a problem that was your responsibility and failed at ht task, but heart was in the right place.  

I'd like to have another stream of income in the form of rental properties (possibly flips).  10 yrs ago my Dad & I combined equity lines & put another house on the back of his property in the heart of Roseville, that was an experience.  

I got a good paying JOB and watched on the side as others invested.  10 years later I bought my first live in duplex and learned a lot from mistakes.Take @James Wise advice to heart and work it.

Let's not harp on the agency aspect or licensing issues, but look to other matters legally and ethically, how to value a service.I agree that you base valuations of a product on the market, saying what the market will bear is fine, so long as you start there and then begin deducting costs or repairs, transaction expenses, and a reasonable profit.In any service business, reasonable compensation is set to the value of comparable services. a heart surgeon is compared to other heart surgeons, the variation of their fees is based on their experience, education, expertise and reputation.

Our strategy is VERY high risk/reward, and definitely not for the faint at heart..
