You have an operation that you are keeping track of in Excel, etc, and some of that operation is segmented from your web presence.

Get your web presence started early and it will pay dividends a few years from now.

You have mentioned the 2% rule (unimportant) but you have not mentioned how your expeses relate to the 50% rule(important) Oops, I see two new posts since, I started composing this one

Go to the police station and tell them you'd like to make a special deal for an LEO since you support them as a great upstanding citizen.....well, don't over do it.Point out, the reason you're cutting rents is two fold, one to give a LEO a good deal, the other is to have a known police presence in the neighborhood.

In my case, the board is composed of volunteers that already spend a considerable amount of their time taking care of HOA business.

Title would want to pay all the subs before they issued what we call early issue title insurance which is mandatory in our market..One of these companies (ProBuild) is national and I'm fairly certain they have a big presence in Portland.

Establish a strong presence on the property.

Loopnet, CoStar and Catalyst all have presence in Florida, but none of them are complete pictures of the market.
