Grace R. Married couple - do we need two LLCs?
26 December 2016 | 4 replies
And we were going to transfer the rental properties into the LLC, starting with my husband's CA rental property. However, our lawyer is saying that in order to avoid reassessment (and likely a higher tax bill), we'd have to claim the Proportional Interest Transfer Exclusion but this won't work in its current state because my husband currently owns 100% of the CA Property and only 50% of our LLC.I'm thinking we may have to open up a second LLC in which I have 100% control and change ownership on the one that's already open to 100% control in his name?
Ryan Billingsley Rental with a in the ground pool?
4 March 2016 | 15 replies
~ $450 for the bobcat & operator (we were going to just rent the bobcat but found a guy on Craigslist who owned one and was willing to also do the driving of it for about the same price as it would have cost to just rent the bobcat)~ $450 to buy a jackhammer to knock down the edges around the pool and also to make a large hole in the bottom of the pool for drainage (we could have rented a jackhammer for cheaper but this way we own one and can use it on future jobs)~ $100 to rent a tamping rammer to compact the dirt (to reduce the chance of it settling over time)So, in total, about $2600.

Ben Halabi Cleveland Price & Neighborhood Map
14 November 2020 | 23 replies
If we were to shift some of the neighborhood borders slightly, we would suddenly come up with different grades because one or two comps would have dropped or were added, making a big difference in a compact market.
