Study and research most of cities/states now,it seems we are in seller market now?

PPS: I have been "studying" REI for some time now through BP and in person at the SJREI meetings.

There are so many aspects that may never dawn on you until you see it or read about it, so study some of the techniques.  

If you intend to buy and hold study, know and fully understand all state landlord/tenant regulations before you buy your first property.Other than that my best advice is you need money to make money.

I joined biggerpockets a few months ago and have been studying a great deal to prepare for my first REI.  

I have already taken the required class work, had my finger prints done, paid the application fee yaddayaddayadda.... and now study everyday to pass the real estate exam.

Ive been studying wholesale as i was told to start off with.

There's a flipping book or two out there that walk you through repair costs... you can study those.  

I really badly want to buy rental property, and have been studying as much as I can about the types of properties to buy, but I just dont know how to pull money out of me a$$. any advice on trying to find some extra money would be great, I am tired of just getting by and I want to start down the road to financial freedom.
