The boyfriend has a child and they're looking to have them move in later this summer.Renter has been great thus far and no issues since moving in this past October.

We also don't plan on having a child for another 3-5 years and even then we've always has the same goal to be "one and done" in that area. 

You'll want to use the parent-child exclusion if you can to keep the property at Mom's assessed value, which if she has owned it for 3 decades is likely very low in comparison to fair market value.

I'm wondering if anyone has any insight on properties that have quite large child support liens on them.

My other 2 people are now researching any liens; i.e. judgements, child support, tax liens, etc.

Hmmm, if my rental experience is any indication, a married couple between 35 and 50 with 1 child Is my most likely demographic. 

To say the credit score is of no value would be like only looking at a child's class activities without placing any value on their test results.
