I'm assuming 6-12 months out, realestate will see its highest crash in centuries. 

I would look for a younger investor friendly realtor...that is NOT associated with any big named real estate companies, like "Century 21" or "ReMax" because they are generally going to have MUCH stricter standards on such things. 

I also love working with Mike Kulaga with Century 21 Homestar.

Heard great things about it but I'd love to take this house from medieval time to the 21st century!

That being at a company such as, the major players, Coldwell, KW, and Century 21; that they will provide the support I need to become successful.

Because if they didn't have that optimism, they would probably be still on the sidelines.So it comes down to how well will you sleep knowing you are potentially out of pocket a large sum on a $250,000 house (replacement cost, or to put it more easily a mid-century ranch in middle america that has 2200 square feet).

We used Jilly Goldman w/ Century 21 in Wailea for our condo since we were mainly focusing on the South Maui area.  

I did see a lot of Century 21 real estate signs everywhere.
