Kitchen remodel: New cabinets, granite counter tops, flooring, electrical upgrade, tile work, hired out, $3,000 to $15,000.New appliances: I purchase scratch and dent from major retailers, $1,200 to $3,000.Carpeting: I purchase from a wholesaler and have a independent installer.

The home has all new carpet, tile, paint, ceiling fans and newer appliances in very good condition.  

I have only had a single quote for each so far, but want to know if the quotes look ok or can I do much better.FLOORING: This involves getting rid of the old tile (2100 sq ft) and carpet (1100 sq ft) and laying new ones.  

The appeal of a lease option, is ideally selling it to the first tenant so that I don't have to worry as much about them moving out and having to touch up paint, clean or replace carpet etc as well as market it vacant vs cash flowing.Is this actually a bad idea?  

Find something that needs paint, carpets, landscaping and cleaning, if possible.  

Sewer and trash is also included in the utilities billed by the city)This projection pending verified taxes and insurance numbers brings me to $133 cash flow per month.One side has all new flooring and carpet as well as paint.  

The front screened-in porch needs a little cosmetic work, carpet, some kitchen&bath upgrades and paint.

taxes are around 41,000 now.That being said its just now starting to cash flow well and we're looking to do a Hud loan to have a really nice LT cash flowing property unless somebody decides to send us an offer we can't refuse :)Carpet will be a thing of the past in a few years as we're planning on making turnover costs a priority and keeping those as low as possible.All in all, a solid deal; will be great after Hud loan is complete.

The tenants had extra people sleeping on every spare surface, hypodermic needles embedded in the carpets, used diapers thrown in a corner, holes in all the walls, cabinets torn down, cigarettes put out on every surface. 

Handyman/paint the first day, cleaning the next morning, and carpet cleaning in the afternoon.
