Personally I'd do whatever my atty told me to...It's probably a couple hundred bucks to make sure I'm meeting the req's of both the security deposit laws and the BK laws when I send them info.

or instead of worrying about it.. simply pay the few hundred bucks and get a title commitment from your local closer/title company that will tell you where you stand for sure..

So you walk away with 25% equity/75% debt split on a property where the mortgage is being paid by a renter and there's a few hundred per month extra for your pocket.You now get to repeat the process again, it is called "rinse and repeat".

If amount they need your approval for is not specified already in contract, send them your pictures of how you left the house (hopefully you took extensive photos before turning it over to them, like under every sink cabinet, every bathtub etc) and ask them to have the cleaning service modify the bill as it must be a mistake, then have a frank conversation about expected maintenance costs, hourly charges and amount they need to call you first before ok’ing on your behalf.
