After looking for over a year, that was the only attainable investment that was cash flowing in the area.

Parking is another big one I look for, making sure their is ample off street parking, even if there is no garage, that again can always be added. 

I'm thinking that the best place will be at one of our locations that offers ample (and free) parking. 

The 80% might be difficult to attain. 

The main subject area I am talking about is obtaining Hard Money as an option to fund BRRRR for those who do not have an ample supply of cash on hand.

The thought would be to do mini storage as it’s in an urban setting.It’s a flat rectangular lot with services on the lot, but it would be a blank slate.For 0.8 acre you probably need to build a multi story building That is pretty small tho and you need ample parking 

Floors, paint, cabinets, counters.Goal is to attain multiple properties over time.

I'd focus on a place without monthly fees (or with very low ones) that does provide ample training.

I'm considering taking better use of that equity build up vs. letting it sit in the property but I already have ample cash on hand.I'm a little gun shy about pulling the trigger on the cash-out refi simply because, I don't need the cash, I hate paying closing costs, and I like to see the loans go down - not up.
