For me the best-case scenario would be to pay him some cash to assign the deal, and then you take it over 100%.If you have no cash, then it becomes a question of who has the greatest position of strength.

Due to personal faith based reason, I prefer to only invest in all cash deals that don't involve traditional financing (so typical passive RE options like syndications, RE funds with fixed returns, REITs etc are not a viable option for me).

Plus their customer service is always on point, I can always get ahold of someone quickly and resolve an issue when I needed 24/7, so far I haven't come to one incident where they couldn't resolve an issue for me.
