H-V-A-ConditioningAs far as the comfort / satisfaction of your future homeowners go, there probably are not too many things that impact it MORE than getting your HVAC right.That being said the budget side of my brain REALLY toyed with the idea of JUST installing 1 HVAC system since it isn't all that big of a house.  

I would gamble it all, spend it on more toys than I can afford, give away to ungrateful friends, and be happy forever....

Also, I'm toying with the idea of only doing VRBO and not Airbnb because I've read a lot of anti-AB feedback in STR owner FB groups lately, and that the quality of guest seems to vary (though VRBO has its bad apples too), and it would keep me from trying to manager too much/synchronize calendars, etc.

We are toying with the idea of using airbnb full time till our actual lease end date.

@Daniel Toy - I would reach out to a few commercial brokerages that have retail relationships and gear end user interest for your area first. 

Imagine how great it would be if you could not only use your lake home but also use funds from it to support other endeavors (another home, retirement, other vacations, toys!)

The kids' clothing and toys were on the floor in the sewage and it had clearl been that way for more than a week.

If it was due to some toys or something on the floor, I would guess it would be her insurance, then perhaps yours..Yeah, people would just sue everybody...
