I'm not super familiar with the Detroit market, other than the obvious zeitgeist knowledge that it was essentially abandoned for a while, so there is some opportunity in getting in 'at the bottom' and riding a new wave up.

If not, the lap spacing on Hardi is different than asbestos, which will create a wave pattern on the Hardi.

I renovated it and listed one side for long-term rental, but missed the wave of Tulane/Loyola students (I live on the other side).

There is this new wave of investors taking on high risk projects, but because they lack a fundamental education in investing and finance, they have convinced themselves that the activities they are partaking in are lower risk strategies.It's the same across all types of investment classes.

@Wave TaylorAs far as I understand 2-4 properties are considered multi units, so it should be zoned correctly.

According to the article I read on an apartment owners association website it's the governor's emergency Heat Wave declaration that affects all 58 counties and enacts PC 396, for 30 days, unless/until extended.  

It does seem like the wave from the seacoast is finally reaching the Rochester area.
