The owner basically wont do it unless i help him find a place to move to over in Red oak.

I found and edited a checklist for our walk through tonight, so I can make sure I see any red flags in advance.

If you get a company to do a straight demolishing it can cost more money.If there were cats and mold with constant leaks probably have to strip all sheet rock out and a get clean cert from a mold company.

The sheet rock is more than likely destroyed and maybe a window or two or all of them.  

Would a 3 inch horizontal crack in sheet rock be anything to worry about?

I currently work in commercial real estate for a large developer, but have a strong desire to put together rock-solid deals in the single family/multi-family space, utilizing BRRRR and/or flipping.

I think it would make a great water park having sand in place already with virtually no rocks.

then IMO it's perfectly reasonable for an agent to charge a per-showing fee.By contrast if you're actually all lined up and ready to rock, then this would be unusual. 

@Garry C.It might be because I volunteered to be a Beta tester so I get the new updates first out of the gate.Several of these items have "Beta" in red beside them.
