Danny Pollard property that mortgage is more high than home value

I have a lady who took out a mortgage on her property for 391 K she has paid 7 K in the property her first 10 years of owning the property was straight interest and she did not get to make payments towards the properties total cost until after the 10 years was up which is when she just paid the 7K she wants out of the home the property value has dropped to 350k which means that her mortgage that she owes the Stihl 391 so in order to get her back current I want to figure out a strategy that can get her back current that I can also make money on in a real estate deal transaction and also get her out of a tight situation

I have a side online business, self-employed, and my CPA suggested that I should open solo 401k with that business and move my SDIRA funds into this Solo K account since it's got better tax treatment around UBIT.I contacted IRA Services and Trust (custodian) whom I have IRA account with and they said in order to open Solo K, I have to establish my company's Solo K Plan and provide them with "Self Employed 401(k) Custody Agreement".They said I can hire a CPA or lawyer to do that.

You can't set it up just for purposes of qualifying for a Solo 401(k).Also, if you contribute to your day job's 401(k), you can still contribute to your Solo 401(k), but the total contribution limit ($18,500 for 2018) is the max for both plans combined, not separately, meaning that it's not $18,500 for your day job's 401(k) and $18,500 for your Solo 401(k) but rather a grand total of $18,500 for both.
