Disconnect the gas outlet line from the meter and plug it. 

The job for now consist of managing the details of prepare the house for demo: Arranging the clean out, having the utilities disconnected, obtaining parking permits, etc.

You're usually rewarded for that extra leg work obviously but rarely is the disconnect this high between what I see on Zillow and what I'm backing into as your rental rate per room.

I think there is a big disconnect with investor mindsets and turnkey properties.The problem seems to stem from they think 50,000 or 40,000 houses will be in B areas and turnkey.

Recent tenant eviction, although they are rare in my world, they do occur once in a while, this one was like no other one before, tenants of (3) years, stopped paying the rent, we had to evict the tenant, the tenant moved out and took:ToiletsVanitiesFurnace (yes, they disconnected the gas line and the dedicated electrical circuit)Hot Water Tank (yes, they capped the water lines ( so, thank you for not flooding my home))Kitchen Cabinets (Including the kitchen sink .... hahaha)Kitchen AppliancesAside from the regular move-out items and small repairs, this was new to me, they did not really vandalize the home, but they stripped it, which is kind of awkward, I thought about making an insurance claim, but now I am thinking just pay to replace the items and move on, the time, effort, money, and delay will outweigh I think the potential for the home going back on-line and getting back to cash flow positive.Thoughts and ideas welcome. 

What a waste of time to repair a damaged or disconnected pop up..

Leverage is everything....Other people's money, Other people's knowledge, Other people's time.Since you don't live in the area, are your friends able to "disconnect their emotions" from a property.  

While I used postcards instead of yellow letters, I still thought the value was there.My thinking was/is some people just don't like to talk on the phone and email can create a sense of distance or disconnect.  

I was wondering if anyone could help me and know a way that you could quickly and with no hassle connect and disconnect the utilities such as water, electricities, and gas in the properties, without having to keep calling the companies one by one for each property after the purchase and every time renewing and renting out the properties?

Bullish, then I'm going to have a bit of a disconnect.
