@Shane Brown I'm pretty sure that place has been on the market longer than that, I think it was for sale when I was looking around last fall, they probably re-listed it - 90k isn't an unreasonble price, that means you have to offer less than 90k and have room to move up.At least go look at it, look at neighboring properties, look at how the tenants live, verify heat type like Amy said, just completely avoid if it's electric heat (it looks like it's Rinnais though) unless you want to spend a few thousand on gas installs.

If you have a nice team, maybe your management company won't destroy your cash flow with a million needless expenses that you have no way to verify to see whether they are actually necessary.Just a heads up from personal experience in living in the Akron "war zone," I would never invest out of state in Akron without local assistance.

Her incentive to do this is that she'd rather loose $20,000 than the entire $66,000 she has in equity.Clearly, I need to verify the creditworthiness of the buyer, verify that they will in fact be able to refinance, verify they have strong homeowners insurance, walk the property, get title insurance, have lawyers draft the needed documents, and make sure it's all properly recorded and collateralized.
