Out here landscaping can be a pretty big number not unusual to spend 20 to 40k on landscaping 10k average.When we are doing rehabs out in the mid west or deep south.. its the same thing we have to give them a 1/3 to start 1/3 rd in the middle and 1/3rd when done.

FYI, it may be unusual but some HML's (like me) charge their points on the "back end" so the points are not deducted from the loan amount.

Looking at this question from the point of the buyer who is a new, small investor...timelines, deadlinesknowledge of unusual/exceptional situationsMLS access, and knowledge of all contained thereinI was working with one real estate agent who missed deadlines, didn't notice a sale was a short sale, so didn't have me submit SSO, typed wrong dates on contract, kept recommending his unlicensed, un-bonded friend (who happened to have a business card) to do all the rehab, and in one house closed the door with no knob on the inside.
