As you could imagine, landlords would be filing claims frequently and all over the country if this type of coverage was a real thing (especially when times are tough, or during a period of inflation). 

The general process is to go to small claims court to sue them for any additional damages.

I don't claim to "always be right", and I certainly wouldn't blog or comment on areas I know nothing about.

There have been a few claims and damages over the years, just like any rental would incur.

When you sell the property and try to claim those past suspended losses against your gain, it will not match the numbers on file with the state’s computer system.
