If a tenant is creating a toxic living environment, I want to be able to get them out ASAP. 

Probably just my paranoia but im so irritated..

Like Oregon was non judicial prior to the GFC but with robo signing and in an abundance of caution the banks switch to judicial sales for many years .. its come back to trustee sales again as those toxic mortgages have been flushed through the system.. but in my experience all states can do both .. but one method is more common..

He's in his late 60's and isn't the fastest...and sometimes that irritates me that he's $50 an hour but he does good work.I think I know the answer (find somebody new), but I will just feel bad letting this guy go who has been a family friend and who has helped me in the past, and therefore I feel like i owe him these projects even though i feel its costing me in the long run.Just figured Id get suggestions and opinions first :-)

I do have a concern about them coming in and causing damage if I make them more irritated.

I have to work really hard not to get irritated with stupidity (of course it's whatever I think is stupid Grin is correct). 

Their financial problems are not your problem.And really, I get irritated with news stories about how gentrification affects particular races.  

Might irritate the neighbors, too - parking issues, etc.

There is no such thing as toxic vs nontoxic mold. 

To re-apply to live where you are already living.I don't know about you, but that would irritate the stuffing out of me, and I'd start planning to move just on principle.Then, you read the letter that says the new landlord will be running a tight, professional ship.
