Got a SFR rental in Kingwood that needs a bathroom remodel..... the tile shower grout has failed over the years and has resulted in water damage to the surrounding walls etc.

Everything in the house has been remodeled.

IT is a software system that tracks maintenance, leases, rents due (allows tenants to pay online-I think Cozy does this part)Make sure you do a thorough move in inspection with pictures, video, etc. so there is no dispute as tot he condition of the yard, toilets, hole in wall, stain in garage, etc.  

I have a client we will call Bob who is fixing his father in law(we'll call Mike)'s home and selling the home for an inflated price after the remodel is complete.  

I got a fixer-upper property in NoVA, which needs the complete remodel of interior. 

Think how much you know about remodeling so far, whether you have tools, a truck, and how deep you can go (anyone can paint or clean but sheetrock, trims, windows, sewer line... electrical and plumbing often require permit).

To replace drywall, retile shower tub, install toilet.

I don't want to discourage you but i am very experienced builder/remodeler and i would not want to go through this again, without a clear minimum of $50k at the end of the rainbow.

The home is currently undergoing rehab/remodel.
