I would look at it as a learning experience were i would hope to make significant bank while learning.I hope everyone has a great and successful 2025.

I call the process "thinning the herd", and each year I evaluate the property performance and either take actions to increase the individual property performance or sell the under performer. 

Skip tracing LLCs is a double skip process.

Any legitimate property manager will be able to handle the entire eviction process from start to finish.

As @Eli Konig mentioned above, going into RE right now without a lot of experience and without knowledge of a local market I think makes TK a decent beginning option.I've been in communication with REI and going through their process right now.
