Those first two properties were not stellar investments - we have a large family and at the time only 1 steady income and a side hustle. 

I just know there are certainly some less than stellar options out there, and it can be frustrating for sure.What area did you go with when adding to your portfolio?

@Aldwin De Torres Unless you have everything pre-cleared with your lender (and/or have a stellar deal), this process can take a few months. 

I'd prefer a stellar report.

Showing that not all US TK providers are less than stellar...

We have decided to rent to a tenant with less than stellar credit and his boss has agreed to guarantor the loan so that he won't have to pay an additional 3 mo security.  

The only downsides past that are if you are working with a less-than-stellar turnkey company.

I'm a new investor and there are MANY that will value and are actually seeking investors who offer my reliability, dependability, integrity, credibility and a stellar work ethic which are consistent.

The previous owner was way over that with the less than stellar PM he had in place.  

You want to make it nice based on your living standards but at  the same time, remember that tenants aren't stellar for taking care of things.
