I've tried to crunch the numbers but my head is spinning a bit.We plan to rent out the lower part of the duplex and live in the other. rent should be between 2000 to 2600 for the one unit ( 2bed/2ba), highly likely 2200 to 2300 using comps.

Plus $125k in a high dividend yield stock is only going to spin off about $300/month in dividends at best anyway, so it would be a wash (at best) from a cashflow perspective.

I agree with @Jared McClellan  I don’t know you or all the intricacies of the situation, but it seems like you feel like this is an easy target to get your hands on a few dollars and you’re looking for a way to spin it so that you look like a hero while you get yourself some easy seed money.  

I just started in the bigger pockets world so my head is spinning with all these thoughts on how to make a move into investing with some of my profits.

The complexity of a purchase makes my head spin just thinking about it, but you might not have any other option if the city doesn't end up stopping it.
