There will have to be utilities, roads, landsaping, grading, sidewalks, streets, sewer lines, etc. put in, lots of engineering to do, possible environmental and soils testing, subdivision map costs, etc.

Another option is to hire a structural engineer, (ballpark $300 to $500) depending on house size, for their opinion.There are so many areas of shifting soil here in the metroplex, that it is more common to have a house with settlement than one without.

I'm seeing a lot of peeling paint, especially on bathroom ceilings; leaking plumbing and roofs with pots underneath the leaks; layers of carpeting, like old carpet is never removed and new carpet is just put over it, windows painted shut, decks and front porches with holes and pealing paint, old old old appliances, countertops and cabinets, rust stains in sinks, plaster walls with chunks missing and then the holes painted over, etc.Single family homes would be easier, but property taxes are so high I would have to own it outright to make any profit at all.Anyway, still looking.

Any time your broker starts to show you silly numbers, or worse yet, paperwork with crazy jargon written on it, just shuffle it underneath their briefcase, look at them in the eyes, and say "Am I hiring you to give me homework, or am I hiring you to help me land this great bargain?".
