I highly recommend joining the Bookkeepers for Real Estate Investors Facebook Group.It's a super supportive group for bookkeeping professionals who serve the REI community.

I used a very user-friendly template site, Point2Agent, but they no longer do sales and now only focus on rentals.

Flips literally come with thousands of small decisions, and if the decision maker isn’t on site to oversee those, you will likely show up and have a lot of “that’s not the way I wanted it” type of results.  

Find tenants on Airbnb, could combine possibly with furnish finder, roomster, or any of those types of sites.

From a lender's perspective there is a risk of mechanic's liens being filed up to 4.5 months (in Texas) after they have been on site. 

This is a very useful site to help you grow as a real estate investor. 

No one knows but her what she was really feeling in the moment and if she was seriously distressed at that time, her recounting that would have served no purpose on the podcast.

-Sauna-Hot Tub-Patio/courtyard (large cement tiles on crushed bluestone with lighting, natural gas line to bbq)-Secondary patio off primary suite-Losing sq feet in the primary bedroom to enlarge the bathroom-High grade cabinets-Appliances with cabinet fronts-High end appliances (Viking/Miele instead of GE Cafe)-Outdoor shower (teak box walls with a dry well beneath the footprint)-Wiring for Cat6 to every room-Wiring for surround speakers (or including the speakers that are built into the walls)-Sonos whole-home audio system-Hardwired cameras (with on-site storage) to the exterior of the house-Smart features: thermostats are a given, but how about light fixtures, switches, aromatherapy, fans ... anything else?
