I would love your input as to what would you do with this house for each of the rooms (bathrooms, kitchen, family room, garage, driveway, sidewalks and patio) please include pictures, colors ideas, and SKU # is a ++.

my advice to you would be to take a drive, several drives around any and all neighborhoods you would like to invest in. look for houses that have obvious signs of being vacant and/ or abandoned. high grass, papers piled up on the porch, boarded up windows, general trash around the area. in the winter, its houses with driveways and sidewalks not shoveled. find the owners and make a deal. you would be amazed at how many of these houses you can find and how cheap they can be had. your local county clerks office should be able to help you find the owner and tell you about any back taxes owed. good luck

How old is the roof on the building, sidewalks, interior guts, landscaping large trees to close to building, etc.?   

They get out there and they mow their lawns, they have the brick repointed when the mortar wears out, they get guys up on their roofs to replace their shingle, they get on the municipality to redo the sidewalks, and they resolutely hang out their decorations for Halloween and Christmas every year (look for dedicated efforts block-by-block during the holidays).

Have any concrete sidewalks or uncovered patios you could switch to pervious pavers?

We had a complaint because a week crossed 2 inches onto the sidewalk.

The road that I live on also has a sidewalk everywhere except for in front of my house and I don't want them to suddenly decide that it needs one as well as dealing with all the sewer stuff.

The sidewalks are broad, paved and pedestrian-friendly.
