Look for a PM company that currently manages and is reputable in that area.

Learn and earn: "Bird Dog" for a reputable investor in your area to get started - one that actually does deals. 

That negative statement is about you, not about them, and you definitely come off as some kind of scam.If you're trying to do this business with no money or investment of your own, then you're very new in the game and this type of transaction is what hurts the reputation of investors. 

It may not affect a single deal, but if you get a reputation in your area as someone who isn't reasonable, is always trying to save another $1000, then you run the risk of other professionals calling your competitors instead of you when deals come up.Being easy to deal with and understanding that the other guys need to make a buck too goes a long way.

I’m interested in companies that are reputable and have extensive experience with smaller to medium apartment complexes, say up to 50 units.

I don't interact with tenants personally and have a reputable property manager who handles all tenant relationships.

I'm not sure if that means there were none to be found, or they are not coming up in that company's search, either.This is NY's way of helping the "downtrodden" deadbeat tenants find housing in the future and avoid facing consequences of the reputations they forged with their own actions.

You don't want to get a reputation for only making lowball offers.
