My first reaction was to tell the agent and broker to take a hike...to me this is clearly some add-on fee used by the broker to increase their profit margin on smaller transactions.

If/when the room vacated is filled with another paying tenant, then perhaps I would consider a pro-rated refund.I mean, really--a student got into an argument (non-physical) with a roomie and then their reaction is they took their toothbrush and blankie and went home?
