My first reaction was to tell the agent and broker to take a hike...to me this is clearly some add-on fee used by the broker to increase their profit margin on smaller transactions.

Like my single email to contact the contractor would take away form the investor's project...so is this a typical reaction I should expect from seasoned investors, they like to hoard all of "their" team members?

A person's potential home isn't viewed as purely a commodity, it's an emotional reaction, e.g.: Will I like coming home to this place?

Wow after reading the blog (after giving my first reaction  with out reading the blog I don't like to color my thoughts by what others blog on a subject)) I'm somewhat shocked that some people didn't "see" their tenants as people?!?!

Even though this is not a typical reaction that we instinctively as human will think, This is such a great advice..   

If/when the room vacated is filled with another paying tenant, then perhaps I would consider a pro-rated refund.I mean, really--a student got into an argument (non-physical) with a roomie and then their reaction is they took their toothbrush and blankie and went home? 

And if not, they absolutely deserve whatever they get from a punitive and short sited governmental reaction?

So no surprise when all this started happening my knee-jerk reaction was "ah, I know this tune" and I started pivoting to those actions and strategies.
