I switched to a consulting job and IBM has done a forced cut back on hours of 4 hrs per week but I don't think that will make this less painful and although I upped the amount taken out of my day job salary I will still end up having to pay.

They have personal agendas, plans for the houses, want some of the stuff and ideas abou what to do with the cash from savings or sale.These living people have bills to pay, children to feed and habits to pay for.Find the pain and the things that interfere and solve those problems.

The other thing I've done on a house in which I rented out the three bedrooms separately is get the average monthly utility cost, and then say the place rents for X, and they are responsible to pay utilities at a flat fee of Y per month.I can see how the shutoffs would be a pain though.I'm also trying to get a rough idea of the cost involved in converting something like this versus the rents I'd pull from the end product, since I've not dealt with anything like this before.

Some things I learned along the way:-I'm not good at marketing-I need a pro to do that for me-I was too proud of the property and had it over priced-I learned that self managing a property long distance can be done, but it is a royal pain in the rear-A GOOD property manager is worth every dime they charge.

I just went through a painful eviction of my tenant who failed to pay rent for december and of course January as well.I was thinking of suing them for my expenses and what they owe through small claims court for breaking the lease (2 months rent) and my eviction fees, etc...
