My background is in Finance, Valuation and Strategy and I have spent most of my time working in corporate, as well as one year on Wall Street... which all equates to not much real estate deal experience.I am most interested in wholesaling, BRRRR strategy, and finding a financial way to take down some large cash producing assets/portfolios.I am looking forward to gaining and sharing knowledge with everyone.

@Costin IorgulescuAs I noted, if investing in rental property will produce better results in terms of risk/reward than continuing to invest in the stock market only, then it is the right move.There is no apples-to-apples comparison between you personally investing in real estate and your IRA investing in real estate, just as comparing you investing in stocks with personal funds would also be very different from you investing in stocks with your IRA.

I was looking into a new construction condo-hotel in Treasure Island, FL so they couldn't produce financials, but comparing the property to financials of similar buildings nearby, the potential was ridiculous.

I know typically a duplex is more expensive then single family homes.My question is, is it easier to get conventional financing for that types of properties because of it's potential to produce cash flow,or at last reduce what I'm paying for the expenses out of my own pocket.?
