Should I lower the price?  

The seller's LLC pays capital gains tax and depreciation recapture, while the buyer's LLC uses the purchase price as the new cost basis.

If you want good contractors out there quickly , pay their price and pay it quickly . 12 months is too long , we can build a 3000 sq ft house ground up in 3 months . 

And in those events prices can rise dramatically!

It may be a little scary but if you go higher on your purchase price, 400k and up. 

Our median price home is much lower than Austin.

Northern New Jersey has very little land, therefore the price to buy land is too high unless you somehow get it at a great price.

Willing to customize to tenant desires FOR A PRICE. obviously, some of the above is accomplished by the particular property you purchased; some by repairs, maintenance and improvements, and some by ongoing service commitment.
