Horizontal blinds...unless you are covering a very large picture window or a sliding glass door; then you would likely use a vertical blind system.We buy the cheapo plastic Lowes blinds and add curtain rods to make certain we don't have tenants standing on wobbly chairs nailing rods into the walls down the road.If we decide to also add curtains (often) I'll buy them either on ebay or the sheers from my Dollar General ($5 a panel).Gail

Simple fixes; get rid of the shrubs, add shutters, some flowering plants, some kind of decoration over the garage door - those big stars seem to be popular in suburban areas, one or two patio chairs and a small table on the porch, simple stuff like that can make a big difference.

Because I am buying to hold as a rental, I can pay a little more than a Rehabber for the same property (I'm not looking to make a ton of profit up front).Here are the approximate numbers and rehab on a house we purchased in October last year (4 bed 2 bath, 1400sq.ft SFR):Purchase price: $110,000Improvements we made: interior and exterior paint, removed old carpet and refinished terrazzo underneath, tiled the Florida room, refaced cabinets, new set of appliances including washer/dryer, repaired window mechanisms, updated electrical, installed new 3 ton central AC system, replaced toilets, poured new concrete patio (very small), and cleaned up the landscaping, plus a bunch of other minor repairs.

We replaced the bedroom flooring, had to paint the entire place, had to re-sand and re-stain the cabinets after they decided to do that themselves, had to remove and repair the kitchen wall where they installed a backsplash (poorly), repaint the patio that they spray painted, fixed broken cabinet doors and drawers, replaced a stolen fixture, paid a cleaning team for 3 days of cleaning up the filth, and many other things.

Each time I have asked they told me it was fine as long as I had the required inspections done.FYI - definitely need a permit if you want to build or structurally change a building, but I have not had an inspector yet that said anything about doing my own plumbing, light electrical, roof, window replacements, door replacements or drywall, although they do go around and check to make sure everything works, look for fernco's where plastic drain meets cast, and they definitely look for the inspection on the electric box.

ok so school in sessioni bought it for 420k houses are being listed at 530k-550k, which i think are way too high.i will be doing most the work, ( for sale by owner) i  can repair cost way keep it way under 20k (build by owner) (I'm a very handyman, non-licensed)the 4th room and the patio is definitely not permitted my realtor is only taking 1& and 2& to the buyerso, what are your opinion, comments, and advices?
