I would NEVER special order/ buy one smaller.Small people take baths/95 to 99 % adults take showers unless they grew up with or recently 'forced' to tub it.Make the shower,if thats what you have to do, as large as possible with a pan, then covered in river rock pebble floor,,,and ceramic tile the walls , over red guard,over cement board, over good insulation if its an outside wall,,,roxul is best, does NOT support mold like fiberglass,,,its spun from rocks.They also make a product you use INSTEAD of water when mixing your grout and its permanently sealed, forever,,,or use epoxy grout.Plastic or fiberglass enclosures are a joke and dont last from noon to dinner. crack, leak, get ruined often,,,are inferior product,,,and need special care, which renters dont EVER do.

The difference between the 9 cap and the 6 cap is the profit spread for the developer on the deal minus resale costs.The developer can simply keep the deal and have a 9 cap or sell if market conditions are optimal.Most do construction loans putting 20% down off of costs to build and then convert to permanent financing or sell off right away. 

According to the article, she is still looking for permanent home for her family.  

And according to the CA Department of insurance it would be inaccurate and unethical to disguise yourself as financial adviser if all you do is sell permanent life insurance products.

She has a new fulltime job lined up which I have verified is a permanent position where she will be making more than 4x the rent.

I agree and I don't intend to have just one property per LLC permanently.

Now if you define failure as a permanent state of a lack of success, then I think its arguable.The fact is that you WILL make mistakes and you will fail, but by persevering through and learning from the mistake/failure you can develop yourself that much more.

I know many people who work with ITIN numbers as they have work visas and working towards getting permanent residency.

If the markets get better, they can refi to a lower, more permanent financing, if not, they can ride the wave or sell.It's all about your plan and anticipating what might happen so you can mitigate losses and assessing how much risk you are willing to take.
