I am a newbie to real estate investing and I need your help!

I am a newbie, but from Biggerpocket podcasts and several books I read, it seems that commercial real estate realtors (brokers) are quite different from the residential realtors: they usually let several buyers on the top of their list know their deals first before putting them on the market, so that they can have the double commissions (6% of a 2-million deal is quite different from 3% of 2 million deal).
