At 599 total heated square feet, the small tiny home will feature an open driveway, 3 bedrooms, 2 bathrooms, kitchen, living and dining combo, all electric, with a full size washer and dryer.

We added $40K-$50K refinishing the hardwood floors, removing wallpaper, painting walls and updating the kitchen & bathroom with new cabinets, adding granite countertops and creating a BEAUTIFUL dining room off the kitchen that was wasted space as an enclosed porch, and also added french doors leading out to a newly-built pre-finished deck we added so the new owners could enjoy their gorgeous fenced in backyard.

My customer also has no idea what the value of said property is worth in todays market.The property consists of approximately one acre of land located in Maine. 

The main pro for building would be the ability to control where I live while living in the house, whereas most multifamily homes are within city limits and not my preferred choice of dwelling. 

@Miranda LeMaster yes, those are both carriers who's main focus is Home & Auto. 

I have a great agent that works mainly with flippers, as well as wholesaler contacts, and a hard money lender friend who shares weekly flip deals.

I generally advise my clients to skip properties that are near main street traffic or commercial buildings/stores.

May be board up the windows but put screen doors on the main doors as a hybrid solution would work.
