We recently had an incident which involved a drunk driver crashing into our concrete stairs.I contacted a contractor and he offered to repair them for $1300.I've been tracking his work and am questioning whether it's being done correctly. 

A lot of the properties I found that were GREAT deals had similar incidents occur.

I have about one of these incidents per year and they are normally not too serious.

If there was an incident 3 years ago and the lawsuit is filled after I purchase the company, I am on the hook for it.

I'm thinking that this is an isolated incident.  

Come to find out they knew all along, but were in a feud with the developer so the builder did it as an "f-you" to the developer.Anyway, would you still be so quick to get into bed with this realtor on a deal like this after "the great fence incident of '15?"

However, since the incident happened in the past and this has gone to collections, your time and energy may be better used in taking care of the collections issue, as others have mentioned.

That incident made me wonder how many other people need to sell their house due to one or another reason(s) and decided to look in to RE. 

I don't want to dismiss it but I have seen similar incidents drift out of peoples memory after hardly any time at all.I am really interested in how you make out on this one.

Right now I am paying $970 per month for a $150k home in Beaufort, SC for liability of 300k each incident/ 600k annual.
