Often if a seller states that they only want "cash offers", then that usually (but not always) implies that they anticipate that there "could" be some potential issue with a financing of the property.

If you could pull down 10% from hard money loans that would imply you could have a SWR of more like 6-7%, which would put the assets needed at around $1.7M - $2M with a $10k/month goal.

So, while the marketing copywriter did imply some technical basis for the processing time problem, they didn't actually claim the solution to it was technical in nature, that was just something I inaccurately inferred.
