Maybe you have already done this but I would apologize for my aggressiveness but explain the deadline with your funding partners.Having said that, I think many of the excuses given on this thread are just that.I have a friend that says "we ultimately do what we WANT to do".

Better learn first, then approach one again and explain that you are new, learning and might even say you apologize for putting them on the spot and start over, just building a better relationship, but most don't take kindly to wholesalers, so don't go there, initially.

Let me *try* to clear up the difference in opinion here, at least as I see it...It sounds to me like MikeOH and Bryan are arguing the same point, but their actually talking about two different things, and both things are tremendously important.I think Mike's point (and if it's not, I apologize) is that the "50% Rule" is a great tool for a first-pass approximation of whether an investment is likely to be a good deal.
