I bet your friend would be much happier if he read BP and implemented many of the good practices found here.

Sounds like you would be happier located in am area with very tight, regulated zoning.

With COVID uncertainties, I couldn't be happier about my decision. 

In the book im reading Gary Eldred tells how he is much happier investing in properties that suit his interests, which happen to be SF's and Duplexes.

We had apartments for 10 years after getting out of the military and are much happier now with mobile home parks!
