If you were to move more towards a luxury rental you could likely get $600/month extra but your entry price would then be around $425K.

Why would you do the extra step?

Scenario:A lender had limited communication with the borrower throughout the loan term, resulting in misunderstandings and lack of alignment on project goals and expectations.Mistake:Miscommunication led to issues that could have been addressed early on, contributing to project delays and difficulties in loan repayment.Lesson Learned:Maintain open and regular communication with borrowers.

I am having difficulty with the deal structure.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

My thoughts , The buyers agent wont be working on a percentage basis , it will be a flat fee plus any extras . 

I didn’t like the expense involved when I researched cost of maintaining a business account to self manage 1 rental and found that the LLC route wasn’t necessary if we maintained an umbrella policy, so I just keep track of rental income and expenses (not that hard) on the one I self manage and any extra expenses on the ones managed by property management to add to their annual summary for my accountant.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

So would this extra layer give me any help?

It's an extra few seconds and not critical Bu the way, we install these systems and can certainly install an AI phone or similar but IMHO, for a smaller building this is cheaper and effective.
